About The Brownstone

The Brownstone has been slated for construction commencement in 2010 and has been described as a "Landmark" building for Old Germantown. Looney Ricks Kiss Architects has proven once again to be the design standard with this historic depiction of a turn-of-the-century classic. Every detail of The Brownstone has been meticulously designed to replicate a stroll down the streets of Greenwich Village or Chelsea. From the landscape and lighting design by Dalhoff Thomas Daws to the period style entry doors, every detail has been scrutinized. The Brownstone is sure to become the anchor building of this historic district.

An Exclusive Opportunity is here. First, it is important to understand the business philosophy of The Salvaggio Group principles. Our goal for Poplar Pike is not to be the owner of the most property, but to create a unique district with many different business owners in different fields. Our vision for the corridor did not stop with the Poplar Pike Office Development nor will it stop with The Brownstone. Our vision is focused on recreating this unique corridor into a diverse, artful district of well thought out architecturally rich buildings. For this reason, we begin our pursuit of the perfect owners for yet another Salvaggio classic project...

The History of The Brownstone

Emerging in the late 1840’s, the Brownstone design became a popular dwelling in New York, Boston and Chicago. Brownstone refers to the type of sandstone used that had a tan or brownish hue used as the exterior veneer on the structure. Although brownstone was the material of choice, ordinary brick was an acceptable material until the eve of the Civil War. Afterwards, brick was reserved for more humble people as stated in a newspaper article from the 1860’s. Today, well preserved examples of both brick and brownstone can be seen in Brooklyn Heights, The Upper West Side, Greenwich Village and Chelsea. Several examples can also be found locally in downtown Memphis and Midtown.

Today’s “Old Germantown” is where it all began. Founded in 1825 and incorporated in 1841, along the tracks of the old Memphis and Charleston Railroad, our community was born. Few examples of post Civil War homes remain in the area but the history continues to endure. Less than a mile from the Old Germantown district is a Civil War battleground and a Union campsite. Today, the historically rich Old Germantown district is the home of families, businesses, schools and parks.

The Location - "Old Germantown"

Poplar Pike is making its mark on the map of "Places to be and to be seen". 2009 was the conclusion to a successful development across the street from Germantown High School. Three 5,000 sq. ft. 1920's four-squares, designed by LRK, were completed for three individual doctors. Two buildings purchased by Tri-State Orthopaedics and Advanced Dermatology and Skin Cancer Associates. Building three is occupied by Rheumatology Specialties on the lower level and Executive Financial Services, an attorney group, on the upper level.

Location is always key to any successful project. Located in the heart of Old Germantown, the area is quaint yet has a presence in the community. It is located less than 1 mile from the newly expand Methodist Lebohner Hospital and within walking distance to many of Germantown's churches, restaurants, schools, parks and even residential neighborhoods. This stretch of Poplar Pike is definitely on the map. Proximity to these points lends stability to the area as a whole.
